At 0:52 - To the married people in the room, "You are all very successful salespeople."

At 1:38 - "What I learned is you can definitely fast track the sales process."

At 1:50 - Don't make a business model predicated on "one night stands".

The heart of the analogy is that Roman considers both processes to have a standard procedure--coffee date, then lunch date, then the next event, in a fitting order.

While you can sometimes fast track the process, you should never base your condo selling strategy on always closing a deal based on a single encounter, 100% of the time. It's not sustainable.
